How can you live in Thailand

Residency requirements:

There are generally 3 types of long-term visas in Thailand – B, O, and OA. B visas are for foreigners who wish to work, do business, apply for a work permit, or study in Thailand. O visas are usually for the spouse or dependent of a Thai citizen, or for those foreigners who wish to volunteer or retire with a foreign state pension. OA visas are for those over 50 years of age who wish to retire in Thailand. There is a long list of requirements for this visa, including proof of sufficient funds, criminal and medical background checks.

For shorter stays, depending on your country of citizenship, you can enter the country as a tourist for either 15, 30, or 90 days.

Housing in Thailand:

The real estate market in Thailand is constantly evolving. It is fairly easy to find a reasonably priced, comfortable accommodation. Many options are available, including serviced apartments, condominiums, townhouses, and detached homes.

Taxation:

If you live in Thailand for more than half of the year then you are considered a tax resident. You will be expected to pay taxes on your worldwide income. You will be allowed certain deductions and allowances depending on your situation. Your income tax rate is based on a sliding scale depending on annual income. If you live in Thailand and have an income in Thailand you must obtain a tax id number.

Safety:

Thailand is considered a moderately safe destination for foreigners. Violent crimes against foreigners are rare, but due to the somewhat unstable political situation after the military coup in 2014, political tensions are still running high.

The extreme south of Thailand is still at high risk of separatist violence. Travel is discouraged in Narathiwat, Pattani, Yala and Songkhla Provinces. The borders with Myanmar and Cambodia should also be avoided, due to an ongoing border dispute.
